
A proposed Super Wawa along Route 73 is moving forward again after previously facing rejection from Voorhees Township. The development would span property near the Voorhees-Berlin Township border.
Plans call for a 5,915-square-foot Wawa convenience store with 12 gasoline fueling stations. The project would occupy approximately 4.95 acres between northbound Route 73 and Cooper Road.
The Voorhees Planning Board declined to approve the proposal last September. Following that decision, developer NIKI-J&J Voorhees Cooper Partners LLC challenged the decision in court.
However, the developer and planning board reached a settlement in August. The agreement calls for the board to reconsider the project following proposed improvements to Cooper Road.
The revised application is scheduled to return before the Voorhees Planning Board on October 14. Meanwhile, Berlin Township approved its portion of the Wawa development in August.
Under the current plan, customers would access the property from both Route 73 and Cooper Road. The site sits approximately one-quarter mile south of the Cooper Road and Route 73 intersection.
Traffic surrounding the Cooper Road entrance has remained a primary concern. Residents previously raised concerns about additional vehicles entering and exiting the site from the local roadway.
As part of the settlement, the developer proposed improvements to Cooper Road intended to address those concerns. The board will consider those changes when reviewing the application again.
From a commercial real estate perspective, the proposal would add another major convenience retailer along the Route 73 corridor. Wawa continues using larger store formats that combine convenience retail with extensive fueling operations.
The project also demonstrates how access and traffic circulation can influence development along heavily traveled commercial corridors. The Voorhees Planning Board will reconsider the site’s preliminary and final major site plans on October 14.
