117-Unit Senior Apartment Complex Proposed in Voorhees

117-Unit Senior Apartment Complex Proposed in Voorhees

A new 117-unit senior apartment complex is proposed for vacant land along Voorhees Drive in Voorhees Township. The three-story residential development would sit near the SpringHill Suites hotel and Voorhees Town Center.

Developer FP Voorhees LLC, associated with Fernmoor Living of Jackson, New Jersey, is advancing plans for the independent living community. The project represents another proposed multifamily development in Camden County’s growing residential market.

The Voorhees Zoning Board previously granted the developer a use variance in 2024. However, the project still requires preliminary and final major site plan approval.

The developer is scheduled to return before the zoning board in December 2026 for consideration of those approvals.

The proposed development would occupy vacant land in front of the existing SpringHill Suites hotel. Additionally, the site sits approximately 500 feet from the AMC Voorhees theater parking lot, across Voorhees Drive.

That nearby property is also slated for residential development. In June, the Voorhees Planning Board approved a separate 60-unit affordable apartment community near the movie theater.

Meanwhile, residential redevelopment activity continues throughout the surrounding Voorhees Town Center area.

In October, township officials approved plans to convert the vacant Four Echelon Plaza office building into 178 market-rate apartments. The former office property originally formed part of the Echelon Town Center development.

Together, these projects reflect continued interest in introducing residential uses near established retail, entertainment, and commercial destinations.

According to a traffic study submitted with the application, the proposed senior community could generate approximately 188 weekday vehicle trips. The estimate includes both incoming and outgoing traffic.

Although the application does not specify an affordable housing commitment, the zoning board engineer identified a potential requirement. His review estimated that approximately 24 apartments would need to qualify as affordable units.

The development site is currently owned by Voorhees Hotel Associates of Horsham, Pennsylvania.

For South Jersey’s commercial real estate market, the proposal highlights ongoing demand for multifamily development opportunities. Senior housing represents a distinct residential segment that can complement traditional apartments and other housing options.

Furthermore, the concentration of proposed projects near Voorhees Town Center demonstrates the area’s continued evolution beyond conventional retail and office uses.

The 117-unit development remains subject to additional municipal review. The December zoning board hearing will determine whether the project receives the necessary site plan approvals to advance.
